Your time has not been valued. The first site I assume makes $5000 pm without requiring your time. When you sell and buy the smaller site you are investing your time to grow this second site. That is how it grows. If you had invested your time in the first site could that have grown? By how much. What would be the new income to compare with the scenario you outlined. If you would not be committing any time to this first site then you should charge your time against the second site otherwise you work for free. Also you have $60000 from the sale of the first site.
